At the Start of Tenancy

Inventory & Check-In Report

A comprehensive written and photographic record of the property’s condition and contents at the start of the tenancy. Each accessible room is documented, with fixtures, fittings, contents and condition recorded where applicable.

This creates a clear baseline record for tenancy condition and any future comparison. Includes room-by-room condition notes, cleanliness observations, fixtures and fittings, contents, meter readings where accessible, keys/fobs, accessible alarm observations, photographs and a digital report.

At the End of Tenancy

Check-Out Inspection

The check-out report compares the property’s condition against the original inventory where available. Each room is re-photographed where relevant, noting observable changes, damage, cleanliness, missing items where identifiable and signs of wear.

Includes comparison against the original report, cleaning condition, damage or changes, key return, meter readings where accessible, photographic evidence and notes that may support deposit discussions.

During the Tenancy

Mid-Term Inspection

Carried out during an active tenancy, the mid-term inspection records the property’s general condition and highlights visible maintenance or housekeeping issues where observed.

A structured written report with photographic evidence. Fee confirmed before booking, based on the property and inspection requirements.

Includes general condition, cleanliness and housekeeping observations, damp or mould observations, visible signs of smoking, pets or occupancy concerns where observable, maintenance issues, visible safety concerns and photographs.

One Visit. Two Reports.

Combined Same-Day Service

When one tenancy ends and a new one begins on the same day, Keystone can complete the check-out and new check-in in a single visit — one inspector, one booking, two coordinated reports.

Where a check-out and new check-in are completed at the same property on the same day, a combined quote can be provided before booking.
